An investment jewel that was known only to a very select few savvy investors but that all changed about two years ago.
When all the emerging real estate companies with their army of half baked realtors and agents entered Epe.
Now am 100% sure that you have seen an ad or post on your Facebook or Instagram featuring one realtor telling you how that particular estate he/she is selling in Epe is the best real estate investment since Paul Adefarasin bought just under 10 acres of land at Lekki Peninsula for just N25 Million.
How Epe is the new Lagos.
With some of them even going as far as to say that Epe is the next Lekki and how the only thing stopping you from attaining billionaire status is that you haven’t bought land in Epe.
Is it all a hype? How many of these claims are actually true?
What exactly is happening at Epe?
Why are people buying acres of land at Epe?
Most importantly, Why should you position your investments at Epe?
Why should you buy land at Epe?
Am sure that these are some of the questions swirling around in your head, all these questions and more I will answer in this article.
So read on.
FIRST THINGS FIRST. WHERE IS EPE?
Epe in a town and local government in Lagos state. It is immediately after Ibeju-Lekki.
With this out of the way, now let’s get to the main thing.
Why are people buying Epe? Why should you buy Epe?
REASON ONE;
A clash of mega multi-billion dollar projects.

One of the tricks and trades of being a successful real estate investor is the ability to see the future and position yourself to benefit the most from it.
There are a host of multi-billion mega-projects located both within and without Epe that in time are guaranteed whether directly or indirectly to skyrocket the price and value of real estate in that axis.
Starting with Alaro City, a joint venture between the Lagos state government and Rendevour a multinational real estate development company.
Alaro city is a mixed-use city planned on over 2,000 hectares in the Lekki Free Zone.
Backed and financed by Norwegian, American, British and New Zealand investors.
Alaro City is one of the fastest growing real estate and urban development projects in Nigeria.
Epe is also in very close proximity to Dangote’s $25 Million dollar refinery which is at Ibeju-Lekki.
Dangote’s refinery is set to employ over 130,000 permanent workers.
That is over 130,000 individuals who will be descending on that axis with their family.
Where do you think they will stay?
Do you think they will be staying at Lekki, Ajah or even the mainland, suffering the dreadful Lagos traffic on their way to and fro work daily?
Of course not.
They will look for houses nearby, in Epe because Epe is the closest town to them.
What about the proposed Lekki-Epe international airport that once completed will be attending to 5 Million passengers annually?
Are you aware of the possibilities and opportunities this brings to you as a landowner in Epe?
Bear in mind that these millions of people will need hotels and shortlets nearby to stay, in order to catch an early flight.
These millions of people will need restaurants to eat at with their families while waiting for their flight.
They will need malls to shop in.
Don’t forget all the thousands of airport staff members who will be attending to all these people, where do you think they will stay?
Once again I ask, are you aware of the possibilities and opportunities this brings to you as a landowner in Epe?
The possibilities of what you can do with your land are endless.
But this is just a tip of the proverbial iceberg.
We still have the Lekki deep sea port, one of the largest deep-water ports in West Africa.
The $100 million film city at Ejirin, Epe, that will turn Epe into the Hollywood of Nigeria.
A place where the biggest and brightest Nollywood stars, producers and their entourage will have residences and become regular sightings.
All these projects in time are guaranteed to skyrocket the price and value of real estate in Epe.
This is the first reason people have been buying land in Epe in acres and why you should too.
REASON TWO;
Lands in Epe are the fastest appreciating in the whole of Lagos.

As at 2017, lands in Epe was selling on average at N900/sqm.
Meaning that in 2017, you could get a full 600sqm plot at just about N500K.
Fast forward to today. The average price of land is N10,156.34/sqm.
Meaning that on average, the price of a full plot in Epe is N6 Million.
Early this year, I conducted a research and what my research shows is that lands in Epe are currently appreciating at a rate of 90% to 100%. Annually.
So imagine acquiring an acre or more now at Epe and just sitting back and watching the value and price of your land appreciate and compound at the rate of 90% to 100% annually for 10–15 years?
How much do you think your investment will be worth?
Talk about a lifechanging real estate investment.
REASON THREE;
Population Spillover:

Around 2006, 2007. The area we know today as Ajah and Sangotedo was a bush. undeveloped and empty.
Am pretty sure that if you had been offered a land there at that time you would have refused.
Yet around that time one man bought acres of land in that axis. At N20,000 per plot.
That man is Pastor Mathew Ashimolowo.
Today those areas are developed. Remember those plots he bought for N20,000 each?
He is currently selling them for N150 Million per plot.
What changed between 2006 and now that caused land prices to grow from N20,000 per plot in that Ajah, Ibeju-Lekki axis to the tens and hundreds of millions per plot it is currently selling for now?
Population grew and spilled over to these areas.
Lagos is a very big city.
Some reports claim that as many as 6,000 people are relocation to Lagos on a daily basis.
6,000 people. Calculate that in a month, then a year, then 5 years and you will see that the population of Lagos is growing at an exponential rate.
95% of these people come empty handed but Lagos is a city of opportunities.
With time they establish themselves financially.
With their business or career thriving, next thing is to build house and start a family.
But guess what?
The city centres like V.I, Ikoyi, Lekki, Ikeja, Surulere et cetera are all already congested and too expensive for them to buy land not to mention build on the land.
So what do they do?
They find nearby towns that are still sparsely inhabited, hence cheaper and build there.
This is called a population spillover.
When a certain neighborhood become too congested and expensive for new homeowners to buy and build there.
They start buying neighboring towns.
That was how development and population spilled from V.I to Lekki.
Lekki became too expensive and people moved on to Ajah.
Ajah got expensive and they moved to Sangotedo.
From Sangotedo to Ibeju-Lekki. Next in line is Epe.
To make the most money in real estate, you have to be ahead of the population. Ahead of the crowd.
You have to buy before the population gets to the location.
By buying early, you will get the land, very very cheap.
Same way Pastor Mathew Ashimolowo bought Ibeju-Lekki when no one knew of it.
When it was a proper, proper bush.
Which made him get the land dirt cheap.
This is the third reason people are buying acres of land at Epe.
They know that the population spillover will happen next at Epe so they are positioning themselves for when that happens.
Just Like Mathew Ashimolowo did when he bought where he now calls Makarios for N20,000 a plot.
REASON FOUR;
Lands in Epe are still very affordable. At least for now.

The goal of every real estate investment is to buy as low as possible, allow the property to appreciate as much as it can then sell it.
Today a plot of land in Lekki on average is N100 Million.
But guess what?
There was a time it was selling for for N1 Million, 2 Million.
Pastor Paul Adefarasin of House on the Rock church bought just under 10 acres of land at Lekki Peninsula for just N25 Million.

One acre is 6 plots. So he bought about 60 plots of land at Lekki for just N25M.
Today this property is worth over N6 Billion.
But mind you, just like Ashimolowo, he didn’t buy it when the whole place was developed and opened up.
No!
He bought early. Very early. He bought the property when Lekki was still undeveloped and empty. When lands in Lekki was still cheap.
When they were still begging people to please buy land in Lekki and many of them were saying no, that Lekki is a waterlogged empty land.
That is the current condition of Epe.
Epe is a dryland sha but it is still mostly undeveloped. Which is why it is still cheap.
That is the fourth reason smart investors are buying Epe in acres now.
They know that it is the next big thing, They see all the things that are happening in that axis.
So they are positioning themselves now. Just like Mathew Ashimolowo did. Just like Paul Adefarasin did.
Lands in Epe for now are still very affordable.
You can still get good lands in very strategic location with N4 Million and 95% of them come with a payment plan.
Meaning that you can still spread your payment for 12 months.
So truth be told you really do not have any excuse for not having land in Epe.
IN CONCLUSION;

Unlike the half baked realtor that is telling you that if you just buy the land they are selling you now for N4 Million.
Next year, next 2 years you can sell it for N20 Million and walk away with profit.
I will be honest with you.
For your land investment in Epe to mature you need to give 7–10 years.
Yes, you read right. In fact, you need to give it 10 years.
Why 10 years? Why not buy today and sell next year?
This is a real estate investment in a developing location. Emphasis on the ‘developing’.
You need to give it time to mature.
You need to give all the projects that are coming up in that axis time to be completed and start adding value to your land investment.
Your land investments in Epe need time and of course my advice is not to sell too early.
Never liquidate your investments too early.
If you can’t wait 10 years for your land in Epe to appreciate enough before you sell.
Then you can consider other locations like Aiyetoro, Ibeju-Lekki.
Land in Aiyetoro Ibeju-Lekki will perform extremely well, in fact, I can confidently say that Aiyetoro will be the next Lekki and I have the proof to back up my claim.
I don’t make empty claims but this article is not about Aiyetoro, Ibeju-Lekki.
However the average price of a full plot at Aiyetoro is N30 million and it will only get more expensive.
People are buying massively in Epe.
They are buying in acres. If you do not have any land in Epe yet, It is a big mistake I can guarantee you will regret. Years from now.
By then it will be too late because the price of land in Epe then would have gone through the roof.
There are people who till this day are still agonizing over the fact that they had the opportunity to buy Lekki but didn’t.
Please don’t let it be you in a few years, regretting why you didn’t buy Epe after reading this.
Even if you already bought a plot or two at Epe.
You can still buy more. People are buying aggressively. In acres.
