The Naira crisis: How does this benefit you as a Nigerian abroad?

Naira as am writing this is weakening daily against the dollar, this brings to mind, I was listening to Patrick Bet-David speak couple days ago and he said something that shocked me. He said that he made more money during the Covid-19 pandemic alone than he did at other times in his life combined.

In case you don’t know him, Patrick Bet David is an immigrant who came to the USA with his family when he was just 10. He eventually entered the world of finance and founded his insurance Agency which he later sold to Integrity Marketing Group, LLC for about $250 Million.

So this is a man that is among the richest and most successful people in America and has made a whole lot of money in his life so for him to say he made more money during the Covid – 19 pandemic than at any other period in his life is stunning for me.

But he wasn’t the only one. According to an article from The Guardian, the richest people in the world actually saw their wealth double during the pandemic.

This was a period when many businesses were closed. When people weren’t working nor conducting any business. When most people saw their income dwindle and till now there are many that haven’t recovered from the economic impact of Covid-19.

Yet in the midst of all that, people like Patrick Bet-David made more money than ever.

So the question is. Why is that? How is that possible?

The answer is quite simple. Patrick Bet-David and money sharks like him have created a hand off system that is making them money and positioned themselves in their industry in such a way that money gravitates towards them almost by default.

During pandemic, a lot of money was printed and given to people who are financially illiterates. They only know how to spend money.

Somehow these excess money that were given to ordinary people found their way back to the richest top 1% who are financially literates, who have put in place a money making system.

For example, people started buying luxury goods they didn’t need.

Making Benard Arnault the richest man in the world.

The lesson I want you to learn from this is simple.

If you position yourself well enough in life.

A storm that is drowning other people will only succeed in lifting your boat to a height it has never reached before.

Well, here in Nigeria there is a popular saying that goes this way, “Another man’s food is another man’s poison”.

That is life. No matter how bad a situation, there are always those that it favours and who benefit from it.

No matter how challenging and depressed the economy, there are always those that make their fortune during those trying times.

All it requires is knowledge and insight to recognise that opportunity, and fast action to take advantage of it.

How to take advantage of the weak Naira.

As I am writing this the Naira to Dollar exchange rate is N1100/$1. How does this benefit you as a Nigerian that is based abroad and earning in dollars?

It is time to spend less to buy more real estate properties. It is time to invest back home in Nigeria. It is time to secure and grow your wealth back home here in Nigeria by acquiring properties in strategic locations.

So how can you secure and grow your wealth here in Nigeria by acquiring properties?

By buying land in fast developing and expanding cities like Lagos, Abuja, Asaba, Port Harcourt.

According to a research by Goldman Sachs, Lagos is the best city to acquire real estate properties in the whole of Africa as far as high ROI is concerned.

So the best place for you to buy land is in Lagos.

Land since biblical times has been the best way to not only preserve wealth but grow it exponentially. It is the only type of investment that has never failed. Never.

Do you know how God creates and transfers wealth in the Bible? By giving the people or person He wants to bless Land.

When He met and blessed Abraham He told him, “.. Get thee out of thy country and from thy kindred and from thy father’s house, unto a land that I will shew thee”.

He didn’t tell him that he will multiply his livestock, his goats and sheep. No! He promised to give him land.

When He wanted to bless the Israelites, what did He tell them?

He said that he will take them out of Egypt and give them their own land, “a land that is flowing with milk and honey”.

Land is wealth. A few days ago I had the opportunity to have a conversation with a businessman. He used to go on various international business trips but now he is strictly based in Nigeria.

Am naturally inquisitive so during our conversation I asked him what his biggest regret is. His answer was simple.

“Not buying land at the beginning when money was flowing in. If I had bought land then, when my business started suffering, I would have liquidated a plot of land or two and use the money to bounce back or at least start something else.”

He went on to tell me how in 2004, he was still very young and unmarried and was making so much money. He thought it will come in like that forever.

He said then he had the opportunity to buy land at Ago, Palace way. A mainly Igbo settlement area close to FESTAC here in Lagos.

He had the opportunity to buy land then for just 500k a plot. He said he could have comfortably bought 10 plots then without feeling like he made any expense but he never did. Not even 1 plot.

Today the cheapest land in Ago is selling on average N60 Million a plot. Imagine if he had bought the 10 plots.

Lands in Lagos are always going up. That is because according to some sources, daily, over 6,000 people move into Lagos. As a result, Lagos’ population is always increasing. Always on the rise.

Many people when they hear about buying lands in Lagos they think about buying lands in Lekki or Ago which I mentioned it above. No!

Lands in those areas are now too expensive for you to get maximum return on your investment. Lands at Lekki on average are currently selling for 200M.

But guess what? There are people who bought Lekki when a plot was selling for 1M, 5M, 10M. You might have heard about Paul Adefarasin. the founder of House on The Rock Church.

Did you know that he bought about 10 acres of land at Lekki for just N25M?

You are free to go and verify this. It is true. An acre is 6 plots. He bought about 10 acres so this means that he bought 60 plots of land at Lekki for just N25 Million.

How?

The answer is simple. He bought Lekki when Lekki was undeveloped. When Lekki was empty, it was just a village. Lands was still cheap. Now that land he bought for N25 Million is worth over N3 Billion Naira.

You can go and verify this too.

From N25 Million Naira to N3 Billion Naira. That is why I said that since Biblical times, land as an investment has never and will never fail. So how do you secure and grow your wealth by buying lands in Lagos?

It is relatively simple.

Buy developing locations in Lagos. Like I said earlier, Paul Adefarasin bought 10 acres of land at Lekki for just N25M because he bought it when the area was still coming up.

Today Lekki is a mega urban area but then it was a marshy, wet land. But he bought it.

To grow you wealth by buying land, you have to buy developing locations so that when these locations are finally developed, the value of your land will be 50X what you bought it. 100X what you bought it.

She bought for N1.5M and sold for N90 Million

For example, see the lady above, she bought a plot of land for just 1.5M. 15 years later she sold the land for N90 million Naira. That is 60X what she bought it.

You might have heard that Dangote is building a refinery in Lagos. It is true. In fact he invested $25 billion Dollars in the project. Not only that, Lagos State built a new deep sea port. They are also about to start the construction of another international airport that will serve over 5 million passengers per year.

All these mega projects I have mentioned, guess where they are all located and concentrated? Two towns in Lagos Island called Ibeju-Lekki and Epe.

Majority of the projects are located in Ibeju-Lekki but the businesses, investors and massive population these projects are bringing to that axis is so great that Epe, the closest town to Ibeju-Lekki is developing faster than Usain Bolt can run a 100 metre race.

With all these multi-billion Dollars projects springing up, thus causing major economic and population growth in the area. How much do you think a land you buy there now will be selling in 10 years time?

Currently a full plot of land in Ibeju-Lekki is selling for N30 Million Naira. Remember that the Naira to Dollar rate is N1, 100/$1 so that’s $27k.

Lands in Epe at the time of this writing on average is going for N4 Million. That’s just $3, 600.

Epe right now is the best place to buy land now.

Note that we have installmental payment plans where you can spread your payment conveniently for up to 12 months with a minor fee as interest.

So with as little as just $3,000 monthly for 12 months, you can get a plot of land at Ibeju-Lekki where Dangote and other investors have invested billions of dollars.
